
Before You Fall in Love with a House, Fall in Love with Your Numbers

It's easy to fall in love first and do the math later, and that order is where the stress begins. I want to help you flip it. Buying a home is more than a mortgage payment
The monthly payment gets all the attention. But homeownership comes with a full picture of costs that many first-time buyers discover too late: Property taxes. Homeowners insurance. Closing costs. The home inspection. An appraisal. Moving expenses. Furniture and appliances. Those first repairs every home eventually asks for.
None of these should scare you. They just need a place in your plan. A home should bring stability to your life, not become a financial burden. The difference between those two outcomes is almost always one thing: a clear budget, built before the house hunt begins.
5 steps to build your home-buying budget
1. Know your real monthly income and expenses
Not the numbers you think you have, the real ones. Sit down and write out everything: your income, your rent, utilities, car payment, groceries, credit cards, subscriptions, childcare. All of it. You might be surprised by what you find. That surprise is a gift. It's much better to meet your real numbers at the kitchen table than at the closing table.
2. Decide on the payment you'd feel comfortable with, not the maximum you get approved for
This is the most important step on this list, so read it twice. A lender may approve you for more than what feels comfortable in your daily life. Approval is about what you can pay. Comfort is about what lets you sleep at night, keep saving, take a vacation, and handle a surprise car repair without panic.
You get to choose that number. Write it down before you look at a single listing, and let it lead the search, not the other way around.
3. Count your savings in three separate buckets
Your savings for this purchase aren't one big pile.
Divide them into three parts:
Your down payment.
Your funds for closing costs.
And your emergency fund for after the purchase.
That third bucket is the easiest one to overlook. Moving into your new home with zero savings left is how a blessing starts to feel like a burden. Protect that cushion.
4. Plan for the upfront costs before they surprise you
Earnest money deposit. Inspection. Appraisal. Movers. That refrigerator that doesn't convey with the house. Make a simple checklist of one-time costs and give each a realistic estimate. When these expenses are on paper ahead of time, they're just line items. When they show up unannounced, they're stress.
5. Separate what you need from what you'd love
Three bedrooms or two? Garage or carport? Home office? Close to work? A yard for the dog?
Make two lists: what you truly need, and what would be nice to have. This clarity keeps your budget honest when you walk into a beautiful home that checks every "nice to have" box but stretches past the comfortable payment you chose in step 2.
