How to Buy Your First Home (Without Losing Your Mind)

If you've ever stared at a rent increase and thought there has to be a better way there is. It's called buying your own place. And while the process can feel like a lot at first, it's really just six steps. Let's walk through them together.

1. Get pre-approved

Before you fall in love with a house, talk to a lender. Pre-approval is when they review your income, debts, and credit to tell you what you can actually afford. Think of it as your permission slip to shop with confidence no guessing, no heartbreak over homes outside your range.

2. Save for what's ahead

You'll need a down payment plus closing costs (things like appraisal and title fees). Here's the good news most first-time buyers don't know: you don't always need the big 20% everyone panics about. There are programs built specifically for buyers like you.

3. Make your offer

You found the one. Maybe it has a weird kitchen, but you're in love. Your agent helps you submit a written offer price, terms, and contingencies included. The seller can say yes, no, or "let's talk." Deep breaths. This part is normal.

4. Handle due diligence

In North Carolina, buyers usually pay a due diligence fee and earnest money. Your wallet might whimper a little  but both go toward your purchase when you close. It's not extra money. It's just early.

5. Inspect and appraise

A professional inspects the home's condition roof, plumbing, electrical, all of it. Then the lender orders an appraisal to confirm the home is worth what you're paying. Two safety nets, both on your side.

6. Close on your home

You'll sign what feels like 400 documents. Your hand will cramp. And then the keys are yours. Welcome home.
